Jamestown Properties Achieves LEED CS v 2.0 GOLD Certification for 733 10th Street in Washington, D.C.
Washington, D.C. (October 2012) – Jamestown Properties and its Green Street Properties sustainability arm celebrate LEED CS v 2.0 GOLD certification by the U.S. Green Building Council for 733 10th Street, an office and retail development in Washington, D.C.’s East End submarket.
Using the Core and Shell 2.0 rating system, 733 10th Street has showcased a positive impact on its environmental footprint and represents a replicable model for greening mixed-use real estate. Equipped with storm water collection systems, water-efficient landscaping, urban heat island prevention and light pollution reduction practices, the development is leading its urban neighbors to a greener future with practical upgrades and operations improvements, including:
- Light pollution reduction with automatic timers to switch off non-emergency interior and exterior lighting after 11p.m.
- Energy savings through lighting retrofits including low-wattage T8 garage lighting and other technologies
- Demand-control ventilation with carbon dioxide sensors in the return air stream to reduce energy used to operate circulation fans
- Efficient plumbing fixtures for toilets, sinks and showers reducing the amount of wastewater generated per use
- Building-wide recycling and green supply sourcing
“The LEED certification of 733 10th Street serves as a great example of the efforts we are implementing across both new and existing projects,” says Katharine Kelley, Director of Jamestown Development & Construction. “Jamestown continues to search for opportunities to green our portfolio wherever possible, applying a broad array of sustainability initiatives across the U.S.”
733 10th Street’s sustainable design features provide direct benefits to tenants including an abundance of natural sunlight through the building’s six-sided glass structure with floor-to-ceiling windows, and an exceptionally efficient floor plate design. Other features such as secure bike storage, and preferred garage parking for hybrid vehicles are intended to encourage alternative transportation.
Additional building amenities include a fitness center with locker rooms, showers and towel service; a landscaped third-floor outdoor terrace; a tenant-only green rooftop terrace with catering capabilities; a building security system with 24-hour access; concierge services; on-site property management; a secure underground parking garage; and iconic views of Washington, D.C., including the monuments, National Portrait Gallery and the Verizon Center.
Centrally located five city blocks from the White House, the building is in close proximity to two Metro stations, retail stores, hotels and restaurants. Currently, 15,900 square feet of office space is still available for lease on the third floor and handled by leasing brokerage, CBRE Group.
Skanska and Sustainable Design Consulting, LLC were the LEED builders and administrators for the Class-A, 171,000-square-foot office building, designed in 2009 to give small and mid-sized companies a large-caliber presence with eight floors of trophy-quality office space. Since acquiring the development in 2012, Jamestown Properties’ green team oversaw the completion of the certification.
The LEED Gold certification of 733 10th Street comes on the heels of Jamestown’s comprehensive green renovation of The Madison Hotel in Washington and also its high efficiency lighting retrofit of over 365 fixtures, including LEDs, at Chelsea Market in New York City—testament to the company’s ongoing commitment to environmentally conscious projects.
